KEYSTONEPROPERTY PARTNERS

Our services

Disciplined management.
From the ground up.

Attentive property operations, clear financial oversight and practical execution, connected to what ownership wants to achieve.

01

Property operations

Reliable operations begin with clear responsibilities and consistent follow-through. We organize recurring work, monitor building condition and keep owners informed about issues that need attention.

  • Preventive maintenance programs and building systems oversight
  • Property inspections and work order tracking
  • Vendor contract administration and service quality reviews
  • Monitoring service costs and recurring operating needs
  • Tenant and ownership communication
  • Emergency response coordination under established coverage arrangements
02

Financial oversight & reporting

Financial reporting should help an owner understand the property, not simply record transactions. We connect budgets, cash flow and operating activity so variances lead to informed decisions.

  • Annual operating budgets and monthly financial statements
  • Budget-to-actual and variance reviews
  • Cash flow and net operating income analysis
  • Accounts receivable and delinquency oversight
  • Expense monitoring and owner reporting
  • Financial records and property accounting coordination
03

Lease & CAM administration

Commercial leases shape both revenue and operating obligations. We track the details, coordinate tenant billing and support common area maintenance administration in accordance with the lease documents.

  • Commercial lease abstracting and obligation tracking
  • Contractual rent escalations and expiration monitoring
  • Tenant billing and expense recovery administration
  • Operating expense budgets
  • CAM reconciliation coordination
  • Coordination of lease-related responsibilities with owners and advisers
04

Tenant relations

A tenant’s experience is built through ordinary interactions handled well. We provide a clear point of contact, track service requests and coordinate responses with the people responsible for resolving them.

  • Responsive communication and tenant service requests
  • Move-in and move-out coordination
  • Attention to tenant satisfaction and retention
  • Lease compliance coordination
  • Coordination with leasing brokers
  • Tracking recurring concerns and following through on open issues
05

Capital project coordination

Renovations and improvements require more than scheduling a contractor. Drawing on the founders’ construction and repositioning experience, we help translate ownership priorities into defined scopes, realistic budgets and coordinated execution.

  • Renovation planning and capital expenditure budgeting
  • Contractor sourcing and competitive bid coordination
  • Scope, schedule and consultant coordination
  • Tenant improvement oversight and common-area modernization
  • Project progress reporting and construction cost monitoring
  • Owner representation within the agreed engagement
06

Owner partnership

The operating plan should reflect what ownership is trying to achieve. Direct principal involvement connects day-to-day activity with priorities for occupancy, cash flow, capital investment and the next stage of the property.

  • Direct principal involvement and transparent communication
  • Property business plans and operating priorities
  • Periodic financial and operating performance reviews
  • Capital planning and prioritization
  • Coordination with ownership advisers
  • Clear decisions, assigned responsibilities and progress reviews

The scope of services, responsibilities, reporting cadence and fees are established for each property before an engagement begins. Asset management and project services are scoped separately where applicable and are not automatically included in the base management fee.

Specialized legal, tax, engineering, insurance, appraisal and brokerage services are provided by appropriately qualified professionals where required. Keystone coordinates with those advisers as part of the agreed scope.

A broader operating perspective

Beyond the work order.
Into the business plan.

Revenue, expenses, capital improvements and leasing decisions influence one another. Asset-level reviews connect these moving parts so owners can set priorities with a fuller understanding of the property.
