Asset management & optimization
Successful ownership requires informed decisions about revenue, expenses, capital improvements and long-term investment performance. We connect hands-on operations with the bigger picture.
Two disciplines. One informed perspective.
Property operations reveal what is happening at the asset. Asset-level analysis helps determine where attention and capital may have the greatest benefit.

How decisions support the investment
These disciplines work best together. Asset management services are agreed for each engagement and are not automatically included in the base property management fee.
Our optimization framework
Start with the records, understand the operating context and identify practical actions. Explore the five areas of review.
We review rent schedules, lease escalations, vacancy exposure, tenant retention and expense recoveries to help owners understand revenue performance and identify potential opportunities.
Operating expenses deserve the same attention as revenue. We examine vendor contracts, service levels, utility costs, insurance and recurring expenditures to identify opportunities for more efficient operations.
Capital improvements are investment decisions. We help owners prioritize projects, understand costs and assess how improvements support leasing, property condition and long-term objectives, then coordinate execution.
Good decisions require clear information. Organized reporting and performance reviews help owners understand what is happening at the property, why it matters and where attention is needed.
Whether the priority is stable cash flow, improved occupancy, repositioning or preparation for a future sale or refinancing, we help align the operating plan with the owner’s broader objectives.
The scope of services, responsibilities, reporting cadence and fees are established for each property before an engagement begins. Asset management and project services are scoped separately where applicable and are not automatically included in the base management fee.
Specialized legal, tax, engineering, insurance, appraisal and brokerage services are provided by appropriately qualified professionals where required. Keystone coordinates with those advisers as part of the agreed scope.
A hypothetical illustration
A sustainable improvement in recurring income or expenses can influence theoretical property value when capitalized at an assumed rate.
For example, $25,000 of additional annual net operating income at a 5.5% cap rate implies approximately $455,000 in theoretical value change.
$25,000 ÷ 5.5% · Rounded to the nearest $1,000
Hypothetical illustration only. Assumes the NOI improvement is sustainable and the cap rate is unchanged. This is not a Keystone result, an appraisal or a promise of future performance. Actual impact depends on market conditions, risk, capital costs and the durability of the improvement.
Information that supports decisions
Financial statements, operating records and conversations at the property tell different parts of the story. We bring them together to identify what changed, what needs attention and which decisions belong with ownership.
The objective is a practical review of priorities, supported by clear information and direct discussion with the people responsible for the work.
